Flooring Cost Formula: How the Price Is Calculated

Material cost = sq ft to BUY ร— price per sq ft. You buy the room area plus the extra: a 12 ร— 10 room is 120 sq ft, +10% = 132 sq ft to buy.

Underlayment cost = sq ft to buy ร— its price, it goes under every plank you lay.

Labor cost = ROOM area ร— labor rate. Installers charge for the room they cover, not for the extra in the box: 120 ร— $2.50 = $300.

Example total, 12 ร— 10 room: material 132 ร— $3 = $396, underlayment 132 ร— $0.50 = $66, labor $300. Total: $762. Installing it yourself, the total is just $462.

Common Mistakes to Avoid

1. Pricing only the room area. You must BUY the area plus the extra (132 sq ft for a 120 sq ft room). Pricing 120 sq ft leaves you one box short.

2. Forgetting removal of the old floor. Pulling up old carpet or tile can cost extra, ask if your installer includes it.

3. Forgetting trim and transitions. Baseboards, door trim and the strips between rooms are small extra costs on almost every job.

4. Paying labor on the buy amount. Labor is charged on the room area. If a quote charges labor on the bigger buy amount, ask why.

How much do installers charge?

Do I always need underlayment?
